THE TWO PESTS WE TREAT

House Mice & Roof Rats: The Fresno Reality

Almost every rodent call in the Central Valley comes down to one of two animals. They behave differently, hide differently, and need different traps and entry-point work. The first thing we do is identify which (or both) you have, because the wrong plan wastes time and lets the population grow.

🐭

House Mouse

Small, grey-brown, the size of a kid's thumb. The rodent you'll most often see indoors.

WHERE THEY GET IN

Gaps as small as a dime under garage doors, around dryer vents, plumbing penetrations under sinks, and along the foundation. Mice can squeeze through 1/4-inch openings — most homes have at least a dozen.

WHY THEY'RE A PROBLEM

One pair can produce 60+ offspring in a year. They chew wiring (a leading cause of unexplained house fires), contaminate insulation, and leave urine + droppings along every path they walk. They prefer kitchens, pantries, and garage clutter.

🐀

Roof Rat

Larger than a mouse, black or dark-brown, long tail, excellent climbers. The Central Valley's dominant rat species.

WHERE THEY GET IN

Roof lines, attics, palm trees, citrus trees against the house, ridge vents, and gaps where the roof meets the fascia. They climb wires, tree branches, and rough stucco to reach attic openings most people never check.

WHY THEY'RE A PROBLEM

Cause the most attic damage of any pest in the Valley — chewed wiring, ruined insulation, contaminated stored items. They reproduce nearly as fast as mice, and a single colony can fill an attic with droppings in a few months. Often spread from neighborhood fruit trees.

THE HIDDEN COST

It's Not What They Eat. It's What They Destroy.

Most homeowners notice rodents only after weeks of activity in walls, attics, and crawl spaces. By that point, the real damage is already done — and it's almost always more expensive than the rodent treatment itself.

Chewed Wiring & Fire Risk

Rodents' teeth grow continuously, so they have to gnaw — and electrical wiring is one of the things they chew most often. The National Fire Protection Association estimates rodents are involved in 20–25% of fires from unknown origins. By the time you notice flickering lights or a tripped breaker, the insulation around your wiring is already gone.

🦠

Disease, Droppings & Hantavirus

A single mouse produces 50–75 droppings per day. Each one carries a load of bacteria — salmonella, leptospira, and in rare but serious cases, hantavirus. Urine soaks into insulation, drywall, and stored boxes. Once that contamination spreads, it requires professional remediation, not just cleaning.

🪵

Insulation Damage & Energy Loss

Roof rats and mice tunnel through attic insulation, shred it for nesting, and saturate it with urine. Insulation R-value drops, your HVAC works harder, and your power bill climbs. Replacing attic insulation runs $1,500–$5,000 for an average Valley home. Sealing rodents out before they get established avoids it.

📈

One Pair → Hundreds In A Year

A pair of mice can produce a litter every 3 weeks, with 6–8 pups per litter — and the new pups start breeding at 6 weeks old. Left alone, two mice in November can be 60–100 by spring. This is why store-bought traps feel like they're working at first, then stop: you're killing this generation while the next one is hatching in the walls.

Seeing Signs Of Rodents? Don't Wait — They Multiply Faster Than You Think.

Every week you wait, the population doubles and the damage compounds. A no-cost inspection takes 30 minutes and gives you a clear written plan and quote — no obligation to schedule.

WHY STORE TRAPS DON'T WORK

You've Already Tried Snap Traps & Bait. Here's Why They Failed.

Almost every rodent call we get starts with: 'I bought traps from Home Depot, I tried d-Con, I sealed a couple holes — they keep coming back.' That's not bad luck. There are four specific reasons store-bought rodent control fails.

🚪

You're Treating The Inside, Not The Outside

Every rodent inside your home came from outside — through a specific entry point. If you trap the ones inside and leave the entry point open, you're just running a revolving door. Without exclusion (sealing the gaps), every trap you set just makes room for the next mouse to come in.

🧠

Mice & Rats Are Neophobic

Rodents avoid new objects in their environment for days to weeks. A snap trap in the middle of the floor will sit untouched while they walk around it. Professional placement uses runways, harborage zones, and bait stations that look like familiar shelter — they actually use them. This is the difference between traps that catch nothing and traps that work.

📅

You Treat Symptoms, Not The Reproduction Cycle

Killing five visible mice doesn't matter if there are twelve hatching in the walls. A real rodent program plans for the next generation — we monitor activity, replace bait, and check entry points for 30–60 days, not just one visit. DIY is one-and-done; populations rebound in 3–4 weeks.

☠️

Loose Bait Is Dangerous & Often Backfires

Loose rodenticide pellets in garages and attics poison pets, wildlife (owls, hawks, neighborhood cats), and sometimes kids. Worse, rodents often die inside walls — leaving a smell that can last weeks and attract flies and other pests. We use tamper-resistant locked stations placed where only rodents access them, and combine with trapping so we know what we caught.

OUR PROCESS

How We Actually Break The Rodent Cycle

Rodent control done right has four parts, in this order. Skip any one and the cycle restarts within weeks. This is the method we've refined across thousands of Valley homes.

1

Thorough Inspection

We walk the full exterior and interior — foundation, vents, roof line, attic, garage, plumbing penetrations, and crawl spaces. We identify the species (mouse vs roof rat), map every entry point, and find the runways and harborage zones. You get a written plan and an honest quote — no pressure, no upsell.

2

Exclusion (Seal Entry Points)

This is the step everyone else skips and it's why their work doesn't last. We seal every entry point with the right material for the location — copper mesh and sealant for plumbing gaps, hardware cloth for vents, door sweeps for garages, rooftop work for roof rats. No exclusion = revolving door, no matter how many you trap.

3

Trap & Bait (Targeted, Tamper-Resistant)

Interior trapping with professional snap traps placed along runways — not random spots. Exterior tamper-resistant bait stations locked and anchored, accessible only to rodents. We track every catch, replace bait, and adjust placement based on activity. Pet- and kid-safe placements are non-negotiable.

4

Monitor & Maintain

30–60 days of follow-up to catch the next generation as it hatches and emerges. Then — for most homes — we transition to a bimonthly maintenance plan that keeps the exclusion sealed, the exterior stations active, and the home on a system that doesn't let rodents establish again. This is the part that's worth more than the initial job.

THE REAL SOLUTION

One Treatment Isn't A Solution. A System Is.

Rodents in the Central Valley aren't a one-time event. They're a constant pressure — every fall when temperatures drop, every time a neighbor's fruit tree drops fruit, every gap that weathers open in your foundation. Without a system, you're not pest-free. You're just between infestations. Here's what an on-going plan actually buys you.

🛡️

Seasonal Pressure Stays Outside

Fall and winter drive rodents indoors — every year, like clockwork. With an active exterior station + sealed entry-point system, the pressure stays at the property line. You stop being the easiest house on the block.

🕐

Caught Before You Notice

On bimonthly visits we check every station, every entry point, every attic access — so we catch the start of a rebound before you ever see droppings in the pantry. Most of our recurring customers have never seen a rodent in their home since the program started.

💰

Cheap Insurance Against Real Damage

Insulation replacement runs $1,500–$5,000. Attic remediation after a serious rat infestation can be $3,000–$8,000. Electrical repair from chewed wiring varies but can total thousands plus the fire risk you can't put a number on. Bimonthly maintenance is a fraction of any one of those numbers.

🧘

Peace Of Mind You Stop Thinking About

This is the one customers don't ask about up-front but talk about a year in: not lying awake at night when you hear something in the attic. Not jumping when you open the garage. Not worrying about your kids or your pets. The program runs in the background — you stop thinking about rodents entirely.

WHY US

Why Our Rodent Control Actually Works

We've seen every 'DIY didn't work' situation in the Valley. Here's what we do differently from both the hardware store aisle and the franchise pest companies.

🎯

Exclusion-First, Not Just Trap-And-Go

Every other rodent company sets traps and leaves. We seal the entry points first. The trapping then drains what's inside, and the sealing keeps the next ones out. This is the only sequence that actually ends the problem.

🏡

Built For Central Valley Homes

We work in Fresno, Clovis, Madera, and the surrounding cities every day. We know which neighborhoods have roof rat pressure from palm trees and citrus, which subdivisions have mice from foundation gaps, and what time of year each species hits. Generic playbooks miss this stuff.

👨‍👩‍👧

Pet & Kid Conscious

All bait stations are tamper-resistant and anchored. Interior traps are placed in runways behind appliances and inside cabinets — out of reach of dogs, cats, and curious kids. You get written notes on every placement.

📍

Local Since 2010

Family-owned, born and raised in the Central Valley. We've watched neighborhoods change, fruit trees grow, and the same rodent pressures cycle through every fall. We're not a franchise reading a script — we're your neighbors.

🔄

On-Going Programs Built For Real Use

Most customers move from initial service onto a bimonthly maintenance plan. We've designed that program around real Valley rodent pressure — not a one-size-fits-all 'quarterly visit' from corporate playbooks. You get a system that actually matches the seasonal cycle.

100% Re-Treat Guarantee

If rodents return within 30 days of the final visit, we come back and re-treat at no cost. We stand behind the multi-step approach because we've watched it work for thousands of Valley homes.

QUICK ANSWERS

Rodent Control FAQ

How long does it take to get rid of mice or rats?

For mice, you'll typically see activity drop dramatically within the first 1–2 weeks. For roof rats, allow 2–4 weeks because of attic placement and tree-pressure factors. Complete elimination — meaning no new activity on monitoring traps — usually takes 30–60 days. Then we transition to maintenance to keep them out.

Will I have to leave my house during treatment?

No. Our interior work is trapping (no surface sprays), and the only chemicals used are inside tamper-resistant bait stations or sealants — neither of which affect the air or surfaces in your home. You and your pets stay home during and after every visit.

Will mice in the walls die and smell?

It's a real risk if rodents have already moved into wall voids before treatment starts. We minimize this by using snap traps where possible (you can remove the body) and limiting interior bait to specific situations. If something does die in a wall, the smell usually clears in 1–2 weeks and we'll come help locate the spot if needed.

Are your bait stations safe around my dog?

Yes. Exterior stations are EPA-tier tamper-resistant, weighed down or anchored, locked, and accessible only through small entry holes designed for rodents. A dog couldn't open one if it tried. Interior trapping uses snap traps placed behind appliances or inside cabinets — out of reach.

How much does rodent control cost?

Initial rodent service in the Central Valley typically runs $350–$800 depending on home size, severity, attic access, and how much exclusion (sealing) work is needed. Inspection is always no-cost and you get a firm written quote before any work begins. Bimonthly maintenance after that runs $50–$80 per visit for most homes.

Can you actually keep them from ever coming back?

With exclusion + ongoing maintenance, yes — for most homes. Mice and rats need entry points. Seal them, monitor for new ones, and keep exterior stations active, and rodents stop being able to establish inside the home.
